If you’ve been thinking about buying or selling a home in Burbank this spring, now’s the time to take a closer look at the market. With the right approach, sellers can get buyers excited without spending a fortune. For buyers, there are some great programs for you that also make this market more interesting.

Whether you’re buying or selling, here’s what you need to know.

Sellers: stage your home. Getting your home ready for buyers doesn’t have to be expensive. A few smart touches can make a big difference in how your home feels and how buyers respond. The goal is to make your space inviting so buyers are ready to act and willing to pay top dollar.

Buyers: know your options. There are some excellent buyer programs out there for different types of buyers.

  • Doctors and medical professionals: zero-down program with no mortgage insurance

  • Veterans: access to zero-down programs

  • First-time buyers: 0–1% down program with up to $10,000 in assistance, usable for closing costs, interest rate buy-down, and down payment

So, what’s happening in the market? Looking at Burbank, Glendale, and Hollywood, the February numbers show some solid trends.

Homes sold. Last February, 112 homes sold compared to 124 this year. That’s an increase of over 10%.

Sale price. The average sales price also went from $1,162,000 last year to this year’s $1,196,000, up about 2%.

Interest rates. Rates dropped from 6.600% to 5.901%, breaking the 6% barrier. That small decrease is making a big difference, bringing more buyers back into the market.

Spring is when the market really starts to heat up. Lower interest rates and smart staging can create a perfect environment to attract motivated buyers. It’s exciting to see more activity and interest this time of year.
